Investing in Dallas/Fort Worth. Need Advices.

Hi everyone, I am new to the forum and real estate investing in general. I am looking to invest in the DFW area, but I don't live there. I need some advices on which area to focus. I am open to all form of investment (initially $300k, but there is no real cap). Please give as much details as possible such as long-term rental, short-term appreciation, or flip, etc. The first two categories seem more desirable to me.
