There is a entire food chain down there. Similar to any large city. My brother lives in downtown Austin close to the famous zilker park. The traffic is pretty crazy down there. I forget how many thousands are moving to Austin each day. Lots of big tech are there or moving there. 

This is happening in any city that has huge economic growth. Its now a foot race to all the outlining suburbs. buying up all those trac homes. We saw this before in 07. Property must cashflow and on a fixed.

watch those school districts!  Marysville schools. And some of the Everett schools have horrible ratings. Tenants know that if they have school aged children. In Bothell Homes that are in Northshore sell a percentage higher being in that school district.

Quality of Tenant is always a big deal. The better the neighborhood the better the tenant. Marysville and Everett have similar positives and negatives. South Everett going east tends to get better. Bigger homes ect. I have owned rentals in downtown Marysville. As well as up on soper Hill. Two completly different worlds. I could tell you some war stories. And eviction i had to do. Or the constant drug activity going on. Prospective tenants are not stupid. If they can help it they will not put their family in an unsafe enviroment. My remaining Marysville rental is a super fast rent. Newer modern 4bedroom  house ect.

I would be interested to Jalen. There are so many lists out there to be purchased. Up in the Greater Seattle area. The market is white hot. We are way past pre 2007 prices now. There is starting to be a massive sell off of homes. I recently was re-leasing a property of mine. I had a wave of desperate people that have been given notice to vacate. 

The Trick is motivated sellers. Either over leveraged. or the house is a basket case and needs 50k of work. Have you tried 30,60,90 day late lists?

Is the main line from the house clear? I had the clay pipe crumbling going from the house to the tank. Backing up the house. Can I say I can deal with a lot. That put me over the top.

Also make sure The filter is clean. How many occupants in the house?

Hey Nick Well your fortunate to not be in a White hot sellers market. I flipped a house in Springfield OH from Wa state. Big thing is to know your areas. Out here in greater Seattle area there is a one month supply of houses on the mls. You might look at foreclosures. Getting loan caught up and taking property subject to existing financing. Chuck
