I'm prepared to  help them move. Uhaul ect.  They have nowhere to go. It's tough. about to get car repo'd. I suggested uber,door dash.   I've been asking for a plan. They are from mid west. Asked if they had family they could move in with. Answer always no. So no safety net. Seattle area pretty tough to be without income.

Been landlording for over 15 yrs. Been about that long since i had to do an eviction. I'm very careful screening. I have one property that tenant hasn't paid since last june. He has been laid off from two different jobs. I was really close to him moving out back in Aug. Even gave good reference. Then nothing. He is now sitting in house with no phone,no insurance on car. Utilities I believe can't be turned off.

Inslee now has moratorium thru April 1st now. I feel bad these are not bad people and have two young kids. However they know full well of moratorium and taking advantage of it.

Dallas, dealing with long distance properties can be a pain. Even simple stuff to turn the house around. However if it's owned outright. No mortgage to worry about. Then the heat is off if its vacant a couple months. I'm also in Bothell. My Rental in Marysville became available this past month. I have hired some things out. However traffic is so crazy now heading north. I am getting a real lesson in having a property even 20 miles away. My dad would never have a rental more then 5min away. I can see why.

Every market is different. in the Seattle area. It is super hot. Tons of investors marketing to homes going to auction. My mail piece may be included in 20-50 marketing pieces the delinquent home owner is receiving. Mortgage late lists are a more exclusive club. They can run several hundred dollars to get the info. Skip tracing can be another avenue. Where owner just takes off with no forwarding.

Sorry on Mortgage lates.

Ok so my house in Marysville,Wa became available after almost 5 years occupied with the same tenant. I have used craig's almost exclusively to find new tenants for the last 12 years. I was initially trying to get new tenants in there before old ones moved out. Wasn't going to happen! Maintenance issues mostly cosmetic. Once the house was vacant. Carpets were cleaned ect. I started running craig's people through 4-5 a day. Felt like they were shopping used cars. Holding out for Bigger better deal. After going back and fourth negotiating one lease. Then prospective tenant backing out of deal. I started to look at my options.  

I thought to myself. Let me try Zillow. I had the day earlier taken my Dslr and took several high quality photos. So put an Ad together on zillow and posted at around 6am. My email blew up with responses to see the house. Needless to say We had a signed lease before 5pm that day.

See when you post with zillow it also posts with Hotpads and Trullia as well. Massive exposure for your income property.  I ended up leasing to an out of state party that was relocating.  

So If you have a rental your struggling with getting a lease signed try Zillow. Also Craig's had tons of people with horrible credit and evictions applying. I served two 3 day vacates in one day once. Not fun.

This is a family income property that is located in North Seattle. The lot resides on the Barriers of Wedgwood and Bryant. Starbucks and several stores within walking distance. Several lots have been repurposed in the last several years. Average selling price lately have been north of 1million. The existing structure is small and easy to clear.

I want to have a conversation before giving out house number. The house is occupied. Has a long term tenant.  Looking for a straight closing. Already gave Galvin Escrow the heads up to pull title.
