Our direct mail campaign has been getting us a lot of return calls for mint condition absentee out-of-state owned single-family properties that are at / close to what the ARV is. Even if we could get these properties at a discount the cash on cash return would be annual single digits after expenses. These properties also all have 30%+ equity. Is there a market for investors with this? Would investors lay out $100,000 - $250,000 cash for these small margins? Can these be wholesaled?

If you can't negotiate a lower price I would leave it at that. You make your money by buying at a discount. At least you're getting responses from your mailing campaign though.
