Hi,

I am in process of doing my first eviction.  The tenants have been late numerous times (which I have documented)  They have indicated that they will move out next week, but I am concerned that they might not or even worse destroy the place before moving.  

The problem is that the tenants came with the investment property and while I have a lease with their names signed, I do have any additional info like their SS# or Driver's licence#.  So, I am not sure how I would pursue damages and unpaid (2 months rent) if I wanted to.

In hind site I should have kicked them out, but I didn't - lesson learnt.   Any suggestions would be greatly appreciated.

Hi,  I am a new real estate investor hoping the grow my real estate portfolio.  I am super excited that I stumbled upon this site,  just wish I found it a year ago as there is a wealth of information here.

I am in the Indianapolis market (where I currently hold my properties) and wanted to get some advice from the experts...

1) I bought a 4 properties a couple of years ago and currently rent them under a couple of LLC's. They were all cash deals. Now I wish I had leveraged them. Not too many banks want to lend to LLC's so was thinking about doing a quit claim to my personal name, but then its the whole liability discussion and is it worth keep an LLC.

So my question is what is the best way to pull some cash out of them so I can leverage the properties ?  

2) Does  anyone know of a good plumber in the Indianapolis area
