I am toying with the idea of self management, however I am haunted by the what-ifs and hows.

I would love any feedback from other landlords on how you got out from under a current property management agreement upon expiration, how you introduced yourself to tenants, etc.  Would any of you send a letter to gain insight as to the tenant's ability or willingness to pay electronically, submit repair needs electronically, etc?

Hi Syed,

I have the same questions.  My accountant is adamant about not running rental income through an S Corporation, although that is the only way to justify getting my owner salary, which helps me qualify for additional mortgages.

Any resolutions you found to your situation, I would love to hear!

Fellow BP members,

In our first year as investors, we have purchased 5 small rental properties (turnkey), and officially became a LLC (husband and wife).

Since opening our bank account in the name of the LLC, we have run into these roadblocks:

1. Tellers saying checks made out to us as individuals can't be deposited into the LLC account (that is owner contribution)

2. Lender saying the closing funds cannot come from the LLC if the loan is in name of one spouse, because the spouse only owns 50% of the LLC.

3. Inability to get mortgage in the name of the LLC.

I would love to hear your stories of how you navigated the LLC rules, because at this time, I am questioning our effort of even having one.

Are you still looking for opportunities in Bend? I am available to be your eyes and boots on the ground. I know of one home that needs some rehab near Summit High School that could be an excellent BRRR. I just don't yet have the funds or experience to tackle it myself, but much desire!

Post: Exit strategy if Escrows don't close

Our first 3 escrows are set to close on December 19.  But I know that "prequalification" doesn't guarantee we will be awarded the mortgages we applied for.

Anyone want to share their exit strategies if funding falls through?
