Treading into self-management

I am toying with the idea of self management, however I am haunted by the what-ifs and hows.

I would love any feedback from other landlords on how you got out from under a current property management agreement upon expiration, how you introduced yourself to tenants, etc.  Would any of you send a letter to gain insight as to the tenant's ability or willingness to pay electronically, submit repair needs electronically, etc?

 Biggest thing you've got to do when you self manage is set the tone for the tenants that these are the rules & they are enforced 100% of the time. From there you've got to be disciplined enough to stand your ground. If you want rent paid electronically make that the rule & anyone who isn't willing to follow it will need to leave voluntarily or involuntarily.
