Hi Camille,

My husband and I are also in the early stages of our association with Fund & Grow, and we are thrilled so far.  I did find out that Plastiq can't do many transactions with American Express because of limitations FROM American Express.  So for Plastiq the best method is to obtain the Visa/Mastercard cards that offer more flexibility.  Our rep is Giovanni, and so far he is a rock star and got us $33,000 in the first couple of weeks and he is working on raising even those limits before we move on to business funding.

@Eviano I. Hi! Yes I have spoken with and feel comfortable with this new property manager.

@David Edge $45,000 fully rehabbed. New HVAC, roof.

Opportunity for me to purchase a turnkey in S Jackson MS. Not in flood zone, not in high crime area. Seller will carry for 5 years at 7.75% with $6000 down. 3/1. Schools are of course 5/10, 1/10, and 3/10.

May not cash flow right away but to get this under contract for $6,000, no underwriting, refinance within 5 years, sounds like a no-brainer.

Opinions??

So I keep hearing the admonition for good PM in Jackson MS, my question is, does anyone have a recommendation?  I literally can't get anyone to address my issues, and when I connect on the phone, they "assure" me that all will be taken care of......again....and again....

Cash flow is wonderful until you have a $5000 turn which has now happened twice between 4 properties.

Good point.  However, the advantage would be to cash out refinance after rehab, then re-deploy the capital into another investment.

Now that we’ve cut our teeth on nine Turnkey single-family homes in linear markets, I’ve learned that One Repair can wipe out our cash flow for an entire year or more.

I have been very motivated by recent podcasts and books on BRRRR investing, And have the Capital ready to obtain our first pre-rehab property. I believe I now have enough education to put together a team and get my first BRRRR done. I'd like to keep it in state only for an extra comfort level before venturing into long-distance BRRRR in markets that make more sense.

Any advice from investors in Central to NE Oregon would be highly appreciated.
