Wholesaling is - buying and recasting a property for 70% or less of ARV.

Do you have a problem with that?

The Cowboys -
To be honest I was surprised that the Cowboys beat the Saints!

After that, I wasn't holding my breath that they would win any of the games since beating the Saints because they were mediocre for most of the season.

But, now I'm a BELIEVER! The Cowboys finally have a balanced offensive plan, are executing, and the Defense has been dominating other teams.

That being said, I still wouldn't be surprised if they lost a game but I also wouldn't be surprised if they won the whole thing.

The Cards -
I was shocked that Cards came out fighting. I didn't think they had it in them anymore. Anquan Boldin was out, I thought Cromrartie was going to be out too, and Tim Hightower has been mediocre. Now I kind of hope that the Cowboys don't have to play them because I'm not sure they can score nearly 50 points!

The Vikings -
They have a lot of talent and their defense is good. If the Vikings play like they were early in the year then the Cowboys will have their hands full, but AP doesn't seem like the same back as he did in the 1st half of the season. I HOPE HE DOESN'T SHOW UP NEXT WEEK!

The Saints -
They scared me for most of the season. Reminiscent of the Patriots 2 yrs ago! But now that the Cowboys beat them, the Cards (which at the time seemed like a big upset but after last night doesn't seem like such a big deal) and Tampa Bay I'm not really scared of them anymore.

As for the AFC.

The Colts -
They don't really look all that good to me. Peyton Manning, on the other hand, is freak'n awesome! Their defense has also been good. I would like for the Boys to face the Colts in the Superbowl and I like our chances.

Chargers -
At the first of every season I always think, "Norv Turner is such a doofus. His team isn't even ready to play football!" But, at the end of every season I'm in shock. Their running game doesn't scare me too much but they are playing well, balanced, and intense. I wouldn't be surprised if they went all the way and I really wouldn't want the boys to face them again this season.

Baltimore -
They certainly turned it up! Not a big fan of Ray Ray. Their offense is looking dangerous and the running game is monstrous. I still have nightmares about the game we lost to them last season. But I say, BRING IT ON!

This really depends on how much time you are willing to spend dealing with tenants.

If you don't have many rentals and it's vacant then you'll probably be willing to take money now and expect to evict in three months. Sounds like you already know going in that that's what is going to happen (eviction).

A landlord with a lot of properties is going to want to minimize the time they have to spend dealing with bad tenants. If they had to evict every tenant every 3 months on 100 properties then that would be a nightmare! So, these guys are looking to eliminate anything that even sounds like "time." These types of landlords would rather take $200 a month less then they could rent it for from a person who is absolutely going to pay on time every month.

Just call them up and tell them about the property. They will either buy it or not. If they buy it, then you'll make whatever remains from the purchase price and sale price. Just like any buyer. You'll find out who the end buyer is after the sell and then you can add them to your buyer's list. You won't make as much of a profit selling to a wholesaler who is just going to wholesale it to someone else but sometimes when you're starting out it helps to have these big wholesalers to sell to just to keep you in business until you build up your buyer's list.

As to how you approach it, treat them like a buyer. If you start sounding all weird like you want something from them then they may stop listening and miss the point. Just tell them you have a deal for sale.

I think you would be better off starting out with private sellers rather then REO's. You can still work it the way Steph explained, but you won't have to put down a deposit, you can use your contract w/contingencies, and in the worst case scenario, if you have to back out then your reputation isn't ruined amongst real estate professionals.

Once, you get good at locating deals for investors and you know what a good deal really is, AND, you have some capital or a way to finance the REO if you can't wholesale it during your option period, then you can start doing REO's.

Is Sub2 really a good technique for long term holds? I have considered it myself but I thought that Motiv8ed, a Sub2 non-guru, advised that sub2 should only be used as a temporary strategy.

The two services I am comparing print postcards then mail them to your uploaded list.

I tried Click2Mail and assumed they were the cheapest. Their quality was poor!

I tried Vistaprint and they were actually cheaper then Click2Mail! Great Quality, slower production and delivery.

I know, who would have thought Vistaprint right?

Can you use transactional funding instead of whatever bank you are trying to go through?
