I have two potential deals in front of me, I'm waiting on my articles of incorporation which the bank is asking for. First deal can pick up for 70k partailly renovated contractors estimate to finish renovations 20k, comparables show house in neigborhood to value at 200k. This house just became open to investors on 1/4/2010. Should I wait on articles from my partner to make offer and contract to find interested buyer or just birddog this one out for a smaller fee but save my relationship with broker?
