@Michael Noto thanks for the advice. I’ve landed one for this potential flip but I will keep that in mind when I’m looking again.

@Richard Sherman thanks, I’ll look into that. Today I finally found one.

We did it! We have our first property under contract! Took about 2 months but finally we landed one. I am struggling to find contractors. I have been on all the typical sites, even made FB and IG promotions for the search. A few responses but no ones been consistent. Any one know, or can point me to contractors near my area? The favor would be greatly appreciated!

@Kenneth Garrett When you say “off market” what do you mean and how do you find those properties?

I've been going really hard with my agent finding deals on MLS for fix and flips. I have run across a few good properties but i am just now getting into the "make an offer" stage. I have a property in mind but it has been on hold for the last 9 days because of one thing or another. Hopefully next week we can start bidding on it. Looks promising. I am on MLS, Trulia, Zillow, and Craigslist every night looking for properties. I plan to start reaching out more to wholesalers. I know this takes time and wont always come easy, i am completely prepared for the grind. My question is, how long did it take you to get your first property and what method did you use to get it?

Hope everyone’s thanksgiving was great. Time to get back to work. My question is, for those who use wholesalers how did you find them? Where should I be looking? Who should I be calling?

Hopefully i find the same luck.... either way i'll never stop. Even this experience is exciting and worth while for me. I love the grind and the chase.

@Shanae Williams land lords. There’s a list you can get online if landlords in your area. Sometimes a quick search can help a whole lot. 7/10 times land lords are investors who are looking for more investment opportunities. Also, get close to a realtor. They sell homes for people who could also possibly be landlords. Realtors know lots of people. Investors, contractors, etc etc.... knowing a real estate agent can put you closer to the people your looking for.

I’ve been taking all of the steps to be successful. Networking, finding an agent, finding contractors, finding properties, actually putting in the leg work. So far so good. Ive been to about 6 properties this week, 7 if you include today. So far none are under contract. 5 weren’t what I thought they were and the 6th one was an amazing property. Super old but with A LOT OF renovations it would have been beautiful. In a beautiful neighborhood and a great market. Next day me and my agent were prepared to make an offer and it was GONE. That one hurt. Today’s property looked promising. Needs a little work but in a growing market. Right now it’s on hold for a few more days but we’re looking to make a bid. Just wanted to tell anyone who was discouraged to get used to the “No’s”. The best thing you can be told is no, or not right now. Once your used to the no’s the anxiety you get when facing an obstacle becomes so much more manageable. Hope everyone had a great day. Happy Flipping!
