@Matthew G. I’m in contact with someone now hopefully everything falls in to place. I want to try and get as many contacts as I can because from what I’m hearing it’s always good to have different lenders depending on the type of project.

My agent and I have narrowed down our search to two properties that will be the best for investment. I’m ready to take action but there is one small problem, I don’t want to go through conventional lending services. For these flips I need a hard money lender and I’m not sure how or where to find one. The two properties In partIcular are $79,000 and $69,000. Im sure with a cash offer we can make them a fair deal at a lower prIce. I live in Charlotte North Carolina, can anyone point me in the right direction of what I should do next? All responses are very appreciated. Thanks!

@John Warren thanks for the advice. So as far as purchasing the rental should I use all of my own money or a lenders? Also, how does that work with paying the lender back. Most lenders expect payment within 6-9 months right?

So i've been going really hard with putting in the beginning leg work to make myself successful in Real Estate. I have tried to learn as much as possible about the business, started my LLC, i have looked for properties, and most recently i found a agent who has lent me his services with MLS. He's an is an investor also,so he's been giving me tips and offered help with using his personal contacts. Being new at this, i still have some questions about owning a rental property. I know the process of repaying a hard money lender doing a flip property. Ideally you would pay the lender in full once the property sells (hoping it sells fast). How does this work with a rental property though? I have the opportunity to do both and I'm a little confused as to which one should i do first. I have my own money but i'm not trying to use so much. So what would you guys recommend doing first? Buying and flipping a home, or rehabbing and renting a property? All reply's are greatly appreciated.

@Jeremy Aldridge I’m definitely learning that is a big part of this business. Being that I have no experience it is always helpful to get some insite from some vets. Where is the meet up being held in Kannapolis? Also, is it ok if I bring my fiancé? She’s skeptical about taking risk, it would be great for her to see other people who did the same.
