I'm not a wholesaler but I don't believe you will need proof of funds.  What you will need is to be very very clear on your intentions with full disclosure.  Having a deal blow up because there was some grey area in communications can really come back to bite you in the arse.

Hi at @Jeffrey VanGilder sounds like you have a pretty good plan!  @Peter Mckernan is spot on,  FB really lets you fine tune exactly what demographic and geographic audiences that you want to target.  You can trial and error different settings to see what works best for you while always being in control of the dollar amount set to the penny.

In Connecticut as long as the application for right to sell property has been filed and approved by the judge then it may be sold.  Either on the market, through assignment, double close...make sure you have a good closing attorneys or that the end buyer does so you don't get in a bad spot

Yes, I have and "fun" isn't the word I would use to describe it.  Depending on the emotional connection between the decedent and the executor it can be a tough convo.  Personally I'd rather stick to mailing and they will call if/when they are ready.

Short answer, I agree with @Kyle Cabral.    BUT it really depends on how the fiduciary wants to proceed with the sale, the expectations of the of the heirs, and what stage of the probate process this case is in.

I want to give back to these boards and assist any investors on here trying to calculate their ARV by setting up a comparative market analysis. I'm not new to these boards but I am a newly licensed realtor in the state of Connecticut. Born in White Plains, NY raised in Fairfield, living in Stamford, and very familiar with all towns in between including Westport, Darien, New Canaan, Wilton, Bridgeport, Greenwich, Norwalk, Wilton, etc. With access to the mighty and coveted MLS to look for deals, I'm happy to help other investors analyze deals in Fairfield County area. Shoot me a message to chat about this little slice of New England. This will be a good exercise for me to gain familiarity to running CMAs and analyze deals…..and I'm a total dork for this stuff.

...and that's on the low end.  Median rent is $3k+ here.
