CMA for ARV for investors

I want to give back and assist the new guys/gals investors on here trying to calculate their ARV and in-turn strengthen my familiarity with CMAs.

I'm not new to these boards but I am a newly licensed real estate agent in the state of Connecticut. Born in White Plains, NY raised in Fairfield, living in Stamford, and very familiar with all towns in between including Westport, Darien, New Canaan, Wilton, Bridgeport, Greenwich, Norwalk, Wilton, etc. I'm psyched to have access to the mighty and coveted MLS to look for deals and I'm happy to help investors find exactly what they are looking for in the Fairfield County area. Meeting many of you on these forums and in person I'm happy to chat further with you about this little slice of New England.

Also, shout out to @Brandon Turner. First off thanks for all that you do! I watched the video that you shot with @mattfaircloth (also a big time follower of your youtube channel, thanks for all the killer insight man) https://www.youtube.com/watch?v=odDQpiGoy24 still on the fence? Take action bruh, the pros outweigh the cons.
Again, big thanks to all you folks on this forum helping me learn my ROI from NOI, Cap Rate from Vacany Rate.
