Thank you for your analysis! I will get an educated opinion to make sure. I will probably only be removing / moving a wall if it is non load bearing.

Hi all!

Could you please refer a structural engineer or someone who could help to determine whether walls are load bearing or non-load bearing. In our live in flip, we are interested in adjusting the layout, expanding bathroom sizes, etc. 

I imagine being able to do so virtually would be the most cost-effective, especially if it's possible to determine load bearing status by video inspection of the attic.

I'm in the east San Diego area.

I'm helping out my folks who right now are in the market for a deck replacement on their rental property.

If you happen to have a referral for someone who could complete this work, that would be great! A few additional details, it is an approximately 500 SF deck that is elevated (2 stories). Does anyone have a recommendation for an investor-friendly insulation contactor? We're looking to either remove/replace existing attic insulation or add new insulation on top of the existing insulation. We're most likely looking to use blown-in fiberglass insulation to achieve R-30.

My wife and I recently purchased a fixer in La Mesa with the goal of using forced appreciation, and hopefully market appreciation, to realize a profit when we sell this primary residence. We've defined an ARV based on fixed up comps. However, we have still have some renovation questions we'd love to discuss with an experienced investor / realtor, with the potential for commissions when we go to sell.

Does anyone have a recommendation for an investor-friendly HVAC contactor? We're looking to replace existing ductwork in our attic. The existing ductwork will be removed already. The contractor would need to install the new materials.
