@Joshua Brown find buyers in those areas and ask them what they are looking for. Then drive for dollars and cold call the owners. Start there.

@Emma Whear Hi Emma. Kentucky is a great place. I would 1031 if your not willing to hire a property management company to manage for you. This will save you at tax time. As long as you don’t need the money I would try to find something comparable in KY to do the exchange. Good luck and if you have any other questions about KY let me know. @Cole Atkinson Hi, I would look to network virtually . You could look to wholesale locally with less competition but also less leads. You could drive for dollars locally or spend a day in Richmond/Berea and take down the addresses and then look up the owners. I own 16 units and all done from out of state. I have found 3 off market deals in less then 3 months and got creative to put less money in the deal and to continue to grow. DM me and we can talk. I grew up in KY but have since moved away but i wholesale and buy multi family virtually through networking.

@Emily Beatty tour in a tough situation. I would call and talk to your PM, try and get all the details of why that happened and why they didn’t contact you first. If you don’t like what you hear the. I would talk to the property management owner or manager. From there you can try and work out a deal to see if they would split the cost on the new water heater. Outside of that you can find another PM. Somewhat shady they didn’t call you on it but things happen. I would gather all the information and try and make a good decision moving forward. I have two pms I would recommend in Lexington area if that is where you are at. Just let me know.

@Alisha Boulter Hi, just like most markets Lexington is very competitive, but there are still deals out there. I have a great property manager/realtor that I use. Send me a message and I will give you some references for lending and his contact info. I stick with credit unions and local banks to start. I love the Lexington area, but why don’t you invest in Wisconsin or do you not live there anymore?

@JJ De La Llera kJ, it all depends on the comps for a 2-1 to a 3-1 or a 2-2. Also depends on the area and rental market. Definitely pull comps and do your due diligence to see what would sell for the best price and quickest. I have a great go to guy that could be a good reference if needed. Just let me know.

@Harry Standafer I am currently experiencing the same thing right now. Gas bill just killed my cash flow this month. $500 gas bill because of the cold. Looking for options as well. Thanks for posting so I can see what others recommend.
