Welcome to BP! You have picked a great place to learn about real estate investing and to network with others interesting in real estate. I am in the Houston market also and it's nice to see others in the area getting involved in RE investing. I would suggest checking out Ultimate Beginner's Guide () and listening to the BP Podcasts() as they are great sources of information for those just starting out.

Also, you mentioned your interest in buy and hold properties, so another useful link is

@Thomas S. Thank you for your input. To make sure I understand you, correctly, can you help me with this hypothetical. Let's say you want to charge $1,000 per month rent and HUD will pay $700, leaving the tenant to pay $300. Would you want the tenant to have at least $300/month monthly income or $900/month income (based on gross income being 3x rent)?

Hello BP. I am getting into buy and hold investing and I am considering renting to HUD applicants. For people who have had success renting to HUD applicants, how do you screen tenants?

Hello BP Community.  Does anyone have a good property manager that they would recommend in Jackson, MS?

Have you considered house hacking as a strategy to payoff student loan debt?  You could either get a single family residence if you do not mind having roommates or 2-4 unit multifamily property.  The rental income from your tenants could subsidize your housing costs and allow you to apply extra payments toward your student loan debt.
