@Tao Xu I will shoot you his information. I personally encourage real estate investors to work with the experts for their legal, accounting, contracting, etc. needs as these professionals invest years in the education and work in the field on a daily basis, which simply means that they get more exposure to the concepts and should therefore be able to foresee issues and provide an additional level of guidance that reading several online articles over a few week/months will not give the typical investor. 

Futhermore, in that time that you would spend as an investor learning about these concepts, you could be focused on strategically growing your real estate business and learning real estate concepts.  

Everyone has their own opinions on these things, and we are all smart enough to at least figure out the basics. The ultimate question is how much is you time worth?

@Christopher Henry A good question to ask yourself even before you get out and start looking for deals, and even before you start building your team, is Who do you want to serve? Knowing the answer to that question can help you to provide a higher quality product for your customer and can also lead to less headaches down the road.  For example, a suggestion was multifamily, but what does that mean unless you know who you want to serve? Multifamily properties can be used for low income housing or they can be used for student housing, and these are two vastly different customers.

@Jason H Orahoske I've helped multiple clients in your position get late payments removed from their credit report.  Bad credit costs you more in more than just interest.  Let me know if I can be of assistance.

They may be potential options to refinance it, but the terms likely won't be all that great.  Your best bet is to be work on the credit so that when you refinance you get better interest rates.  If you are looking for any help in that area let me know.

@Carlann Mckenna As Thomas mentioned, take the time to improve your credit score first.  Beyond financing this deal, better credit will save you on insurance costs among other benefits.  I work with company that is A+ rated with the BBB and has helped clients remove over a million derogatory items (including bankruptcies) in the past 4 years alone.  Feel free to PM me if you'd like more information.
