Hi everyone,

What a great site! I was doing web searches on real estate investing this past weekend and seemed like all the good advice was coming out of the forums here.

Reason for joining the site is that I am interested in learning more about buy and hold residential rental properties.  I have always wanted to be a real estate investor, but now that I am within a few years of retirement from my first career, I think its about time I get serious about it.... and hopefully I will have found my second career.

Other areas I'll be interested in learning more about are becoming licensed... I just started an online course and have a broker who will sponsor me ...... and more about the tax implications of REI income.

Looking forward to connecting with like-minded members!

Hey guys, you are looking for too classy a tenant. People who can pay that kind of rent and aren't Dirt bags can buy in Texas. The sweet spot is under $2k. Ideally 1000 to 1500/month.  The People who make too much to get government assistance but too little to buy a home (the hard working poor). Over 2k you get too many Players and Wantabees and they seldom take care of your houses. Start looking at houses in working class neighborhoods and you will start seeing numbers that work and long time tenants.
