Does anyone know of a good Airbnb market that would be good to purchase as an investment? I’m looking to buy a beach house that would be able to cash flow in the next year or so. Ideally somewhere in Puerto Rico, Mexico etc...

I’m renting out my first property which is remote. Is anyone familiar with a service of how to get someone to rent out your property that is cheaper than 1 month rent?

Is it legal for instead of my company paying me a bonus to instead take what they would have paid me and pay off my mortgage debt? Is this technically taxable or does this avoid the income tax?

I have a 30Y fixed mortgage and want to start attacking it for my primary residence. When I pay off over the monthly payment, will this reduce my interest expense paid over the life of the loan?

Hey everyone! I just got under contract buying my first investment property that I’m turning into an Airbnb in Wisconsin. The place was previously a rental the the landlord was trying to evict. The tenant was supposed to be out the day we saw it but ended up still being there a day later. We have a must deliver vacant clause in there but has anyone had to deal with this before? I’m concerned on how to handle this. I don’t want to back out of the deal but also don’t want the previous owner to make this my problem. I’m also ok with him paying carry costs until it’s figured out. Any advice is greatly appreciated.

I’m looking at a property where our offer was accepted. I’m really excited, this is my fiancé and my first property. I was talking with a coworker and he mentioned that it may not be that easy to build a roof deck even though we have roof rights. Something about a CHICAGO law that has a waiver from 2003. Is there a way to look up my roof’s current pound per square foot that can be built? Is there a way to increase PSF that’s available?

I want to add another tool to my belt for purchasing real estate and want to get an idea on how much it would cost to purchase a tear down and build new construction in my area? How can I get a good idea on how much it would cost to do that in Chicago?

What would the sponsoring broker need to do necessarily?

I’m looking to get my real estate license in Illinois while also working full time. I saw that one of the requirements is to work under a supervising broker after I pass the test. Does this mean I need to find someone to sponsor me for this?

@Brigham Lewis if you really want to build wealth, get a computer science degree and learn python. While doing that take a bunch of Upwork jobs. It’s a win win where you’ll make money while developing a skill set that can pay you 100k-200k right out of school depending on the industry. Depending on the math, you could even come out of school debt free.
