The older I get, the more I agree with him. I think his lifestyle advice like car buying ratios, not taking credit card debt, cash flowing college are completely spot on. I think if you were to really pin him down, he would be closer to ok than not ok with rental real estate with debt given that it's 30Y fixed that cash flows from day 1. I say this given his response to Graham Stephen when Graham went on his show explaining his assets. This is a world of difference from what he was doing which was variable rate 90 day debt. That being said, I have 4m in debt right now.

What do you think about putting EV chargers into each of your units? I’m trying to figure out if they matter. I’m trying to cater towards higher end rentals. Cost is about 3k to put in per unit with the chargers, 1.8k with just nema outlets. Or no EV chargers. Any thoughts on this? Can you point to any benefit data is available with EV?

@Johnathon Sesi there is always going to be a deal you just have to wait for the right one and be on t of it or just wait for a solid market opportunity. The last place I bought cash flows 1400 a month bought right off the MLS was for sale by owner and was on the market for over 80 days.

Post: Elevator in a rental?!

I’m looking at adding to my portfolio and was wondering if a place with an elevator is a plus or a minus. Do the benefits outweigh the cost? I would’ve maintaining it myself it’s a 3b 3ba.

I’m scoping out a new rental and found one that has a pool in it. How do we feel renting something like that out where pool maintenance is included in rent?

@Jeyo Punnakottil you can do what I did similar situation. Demand a 2x security deposit. Ended up being a saver where even though the bad one trashed my property I was able to stay profitable. But > 600 credit score isn’t terrible.

@Chanakya J. I just went through the process and got my *** kicked. Got on the one yard line and found out I couldn’t get a license because of county rules. Give a call to the local government before starting everything and it could save you a 5-15k loss. There being airbnbs in the area isn’t enough either (it’s what gave us the idea).

Hello! I have 2 tenants that that are in a situation. 1 tenant has assaulted the other. Both tenants are on the lease. The non offender has asked the offender to leave and he has done so peacefully. As a landlord, how should I handle this? I'm fine with the current tenant staying, she had been paying 100% of the rent anyway. Do I need the person leaving to sign anything? I do have in an email that the person leaving wants to be off the lease. Do I need to do anything with the security deposit since the old tenant is staying?

So I have a situation. I have two tenants where one was assaulting the other in a property. They have come to the agreement that the offender is moving out. How should I handle the lease setup? I don’t want to have the assaulter in the unit so I’m fine with him walking away and the current tenant is wanting to stay. I have in writing that the offender wants out of the lease. Should I have a new lease signed? How should I handle the security deposit since it should be a transfer? Is having them sign that they agree to everything ok?
