Would you buy this property under that stipulation if you weren't already living in it?  

Have you considered this might be a  short sighted motivation on your part to avoid the pain of having to move?

First I commend you for coming to a website and posting this.  At your age you should be investing in yourself.  Forget about all the other investments for now. Focus on education and experience.  If you decide to go to college get the degree with no debt and don't study stupid things like political science. If you decide to hop into sales you will have a lifetime skill that will work anywhere.

To the person that said this is a good idea for the family that makes $59,000 in south LA... No it isn't, you're wrong.  What makes sense is they fold up that business that makes them $59,000 a year or sell off the clientele and leave for a cheaper cost of living situation, OR they triple their income.

Having a tenant do a mold test and trusting it on the surface is like having the tenant write the lease for themselves.  Would you rent your unit to a tenant that wrote their own lease? Of course not. Hire a professional that does this for a living (that doesn't also sell remediation) to do an objective test.

It sounds like you're not working with an agent to help you buy your first property. Mistake numero uno. I'm confused how you got to the point of having a pest inspection and the seller wants you to waive inspections?  Was this pest report disclosed by the seller then?  It's in the best interest of the seller for you to get an inspection contrary to what he's saying.  Otherwise, you the first time buyer are purchasing the property based solely on the sellers knowledge which can come back to bite him when you close and find out the termites ate through all the floor joists and the floors are on the verge of caving in and now he has a lawsuit from a sad first time buyer good luck in court with that one Mr seller.  It sounds like he also doesn't have an agent so you guys are playing in a circus to "save money" but now here we are in desperation. 

He wants you to buy as-is and then he wants you to waive your inspection.  YOU DEFINITELY WANT TO GET AN INSPECTION. And you probably just want to walk at this point.  One of the reasons he doesn't have an agent is because he's trying to pull the wool over someone's eyes like a lowly first time buyer.  Lucky for you you're smarter than that and at least came on here.  

Literally everyone of your problems could have been calmed by having an agent.

You should move out of your in-laws.  You have a job, you apparently qualify for a mortgage, no debt and cash.  The question is should you rent or buy not if you should commit fraud so you can continue to mooch off of your in-laws.
