I am not from Pueblo nor am I from Colorado and I get tired of people bashing Pueblo especially when the closest they've been is on the I-25 looking out their windows.

Richmond American is building in Pueblo again.  One word: demand.

Also what's wrong with boomers being a bigger portion of a population?  The older you get the more you'll want lower elevation, less hassle, sunny skies and less expensive housing and best of all trails aren't overrun with millennials!

Pay off the debt.  You're not considering risk by buying a multiunit and still having student loans.

Are you taking out student loans to get this degree?  I implore you to stop if so!  

Have you considered getting a job in property management or as an assistant to a Realtor or some other position related to the field of real estate investing?  This will help you network and also gain valuable experience in sales, handling tenants, networking, marketing communication, etc.

Basically, it turns out to be a PAID education.

This seems like a hasty purchase because of a 2.5hr drive.  Have you looked at new jobs closer to where you currently live?

It's already been mentioned your numbers have numerous holes in them. Do not use the VA loan unless you are not required to pay the funding fee.

Consumer debt should be considered before making a purchase like this as well.  Consider paying it all off first.

Way more substance needed such as are you married to the girl in the photo and is she on board?  Do you have life insurance if married? What is your income? Do you currently own or rent?  If you've never bought a house and are married you should buy a primary residence first.  Someone on here will tell you to house hack.  It's great that the tenant lives next door.  It's also bad that the tenant lives next door.  Also, you're going to be selling to investors with a multifamily and they want a deal.  Single family can sell to retail buyer. Yes pay off all debt first before investing.  I can tell by your post you lack patience, get more first.  That's my advice for beginners.

Craig Parsons, I think you answered your own question.  Yes you should move on to another agent.  In reference to our conversation...you're looking for option "B" in our conversation.  The rising star. The hungry for business new agent that sees every opportunity as a stepping stone to improvement.  They're out there.  They're the future 20% that do 80% of the deals.

You're a contractor right?

If I call you and say "hey I'm interested in obtaining a quote on replacement of my bathroom towel bar and I live 30 minutes away from your office"

No guarantee of a job and a tiny job at that and it's taking an hour drive time and that's with 0 interaction with the consumer.  Hourly rate? Negative.

What do you say?  If you're good, busy (as you should be if you're good) and a nice guy you're probably at BEST calling them to refer them to your best friends cousin that is just getting started in the business.  

On the flip side when you tell your best friends cousin that he's got a job to quote he does one of two things.  A. Whines that it's too far the job is too small and he has other things to do.  OR B. He drops the fork in his hand throws his coat on and is driving to the person's house with phone on bluetooth because safe driving and he books a job.

Typical BP answers here "look at the numbers" and invest if you get a higher ROI in real estate. Easy to do math that way. What they're not considering is RISK (see Coronavirus) and PEACE.

Wipe out the debt first.  If you're making $100,000/year in sales then you should wipe out that debt in 2-3 years MAX.  If you're not making at least $100,000 in sales then you need to focus on that first.

And $15,000 to invest with is chump change.
