First thing to do is check with lender on guidelines for military to ensure they'll lend to you with only 2.5 years of guaranteed employment -- someone local, someone other than USAA with the guy 100 miles away getting paid a salary to do the job regardless of performance. I ran into this personally a decade ago when trying to buy my first property but I had less time left.

I recommend only buying a house if you're planning on staying 3+ years. Why? Let's say this property sucks for whatever reason and you need to sell it in less than 3 years. You'll get clobbered on the front end with closing costs (even more than typical assuming you're going 0 down with the VA loan you'll get hit with the funding fee) and you'll get clobbered on the back end with closing costs and if your market shifts in the meantime, you'll bring cash to closing to rid of the "investment". Now you might think it's not possible but it is. It's called risk - something the calculator doesn't quantify.

Cold call or drop-by on property managers, real estate brokerages, large investment companies, title companies, local lenders and ask what kind of help they might need at their office.

If you like to be on social platforms you could probably get a job creating content for one of the above.

I would put more weight on experience gained from the job than pay.  For example, I would suggest working for a team or single agent than the front desk of a brokerage.  Just listening and being a part of the sales process will help you tremendously.  

Learning sales will only help you even if you end up hating real estate.

It's a poisoning of the dirt and potentially the property interior by lead and arsenic from the steel mill hayday.  Government will clean it up.  Google search: superfund Pueblo CO.

Pareto principle applies as always. 80% agents do 20% of the deals. 20% of the agents do 80% of the deals.  Some drop out of the top 20% but it's quickly filled.

Hi Ngozi, make sure the dirt and building are clean as that sounds like Superfund area.  Be sure to check zoning to ensure 4th unit is legal.  Good luck!
