That is a big increase. What was their initial policy based on?

Probably call the county tax assessor's office with the parcel number and they should be able to give you the taxes due if the property switches to non-homestead.

So many negative landlord -tenant posts and stories.I understand... I have had my share as a landlady. I did want to share this one though on amazing tenants. So, I am putting this SFH on the market due to personal reasons and was stressing and wondering how the tenants would react... 2.5 months left on the lease and they moved in 3.5 months ago.. I was amazed! They did not give me a hard time because, " Ms. Christine, " you have been kind, professional and treated us well." Win -win... they will co-operate and I will do my best to help them move forward. Treat your tenants well and the decent ones will reciprocate??

@Shawn M., it would help if you give the numbers associated with the purchase, otherwise there is no way to give an opinion one way or the other.

I'd like to pull my money out for other business purposes ( it's free and clear). It's a great rental, put a sign in the yard and multiple calls ( not many SFH rentals in the area).

Let me add something to the mix, @John Chapman and @Thomas S. The property is across from an apartment complex.There are mainly homeowners on the side of my property, across the road there are renters in the apartments, to be more specific, it is Section 8 although in a great city. Knowing the above, do you think I should focus on investors?

Thanks @John Chapman and @Thomas S. Those are the concerns I have. I think I may be better served to wait out the lease..April 30th, though I have an agent telling me having a tenant will not be an issue, of course it is an issue. Thanks for your input.

I had a somewhat similar situation with tenants. The couple moved in, then 2 months into the lease, the husband lost his job. They asked to pay the next month's rent split in 4.. every Friday. I agreed but made it clear this was a one time deal. I wrote the amount due on each Friday and they signed the agreement. They paid each of those Fridays on time. And ever since last 3 months, they have paid on the 1st of the month. So, have a talk with them and see if this is a temporary huddle or not. Either way, be very clear that you can do this only once. Hey all. I need to sell one of my properties that is tenant occupied. Any tips on this?Any thoughts on how much is fair to take off the tenant's rent for the inconvenience of showings? Their rent is $875.
