Tips on how to sell a tenant-occupied SFH.

Hey all. I need to sell one of my properties that is tenant occupied. Any tips on this?Any thoughts on how much is fair to take off the tenant's rent for the inconvenience of showings? Their rent is $875.

Take nothing off their rent, there is no reason to.

You are unfortunately diminishing the potential buyer pool considerably by having a tenant in a SFH. The vast majority of buyers are those that wish to owner occupy. Having a tenant will discourage many potential buyers from even looking.

When selling a rental SFH the best option is to first terminate the tenant and spruce the place up a bit. Home buyers do not like the idea of dealing with tenants and will likely make lower offers.
