Seriously?...A cash offer means just that and the next step is accompanying it with a current POF letter... and not one from an online source... that is called lying which our moms taught us not to do?

Negotiate, you have good grounds to on both ends.  Some comps are indeed very hard to attribute to a subject property. Do you have any RE agent friends locally that could assist you with this even if it's for a small flat fee to give you a professional idea of the local market?

I hope this scenario works out as a win-win for you and the owner. It has the makings of one if the right numbers are found and presented. Best wishes. Keep us updated.

Great points by both of you above and thanks for your input. I've found that sometimes it's about finding the right lender for one's situation that is willing to take the time to look at the "whole situation"....

Ok, I guess what I'm saying is that in both cases the lender still has first lien position. What makes one scenario less riskier than the other?

I see and know your point Chris Mason... Yes, I too would have baseline criteria. Is there really more protection though in lending based on  credit score? What if that person with great credit score has a life event the next month or year?... either way, the collateral is taken whether it was an asset based or a credit based loan?

Yes, landlord policy. Pm me, and you can compare prices with the company I use that is 7 minutes from me.

So I can have free and clear properties and no-one will touch my file to cash out, with great properties in 1st lien position (security!!!, less risk!!). But someone with great credit and zero assets can get a loan?.. Explain this to me please..

Did they have an agency agreement?
