I just went to one for the first time this morning from meetup.com called "cappucino, snacks & airbnb discussion" that was about short term rentals. The group was really chill and the host is a guy who seems to know what he is talking about. We all just talked about short term rentals and asked him questions about it. I got everyone's contact info from the group and I learned a lot about short term rentals.

There are tons of them all over town. However be wary, like 50% of them are just funnels to get you to join an apprenticeship. While these apprenticeships can be worth it, having done one myself, if that's not what you are looking for, be sure to read the descriptions and reviews of the events thoroughly. Meetup.com has a bunch of great events all throughout the Dallas area.

I bought a list from list source once, batch skip traced it, and by the end of both of those processes, I ended up with 50% of the phone numbers actually putting me through to someone. So if you plan to use it for cold calling, be sure to Double the price because only half of it will be viable.

Hi all,

Just curious if there are any RE investing clubs here in Dallas that you'd recommend where members discuss and share ideas without having someone try to get them to join their exclusive club that costs thousands of dollars. Seems like all of the ones posted on BP are just people trying to funnel you into a mentor-ship program however, I should mention, I've only been to two. It would be nice to have a place where investors of a wide range of experience level gather and don't care about making money off of each other but only seek to have productive discussions and network with others.

Investment Info:

Single-family residence fix & flip investment in Dallas.

Purchase price: $150,000
Cash invested: $50,000
Sale price: $250,000

We are currently working on a wholetail fix and flip here in Dallas. We estimate an ARV of $250,000 and we started construction on January 9th. We are planning for project completion by the end of February. We have fixed the foundation, completely changed the AC system and the location of the AC, and have taken down two walls to make the floor plan an open concept. I will upload pictures when the project is complete.

What made you interested in investing in this type of deal?

We were originally going to wholesale the deal but couldn't find a buyer so we found a family member who was willing to invest in the property.

How did you find this deal and how did you negotiate it?

We did some marketing in the area and got a call from the owner who wanted to move out but the house had some issues. We made her an offer of $140,000 and we would cover closing costs. She had it listed on the MLS for $210,000 but the realtor was neglecting the listing and it had been on market for 260 days. We told her we would cover realtor fees and Agreed on $150,000 to close the deal.

How did you finance this deal?

A family member was looking to invest so our company put in $20,000 and my family member put in $150,000 + $remainder of repair costs. We are running the management of the property and my family member is just waiting to collect the profits.

How did you add value to the deal?

We have re-configured the floor plan, fully updated all of the finish-outs, fixed the foundation, roof, fixed the concrete, and put in a new AC unit and moved it to the attic to have more efficient use of the square footage of the house.

What was the outcome?

The project is still underway, I will update this section when we complete at the end of Feb.

Lessons learned? Challenges?

I learned that taking on a house with foundation issues is not scary so long as you have allotted for the price of fixing it. I also learned that you can move an A/C unit into the attic to free up space. While it is slightly more costly, it is useful to know for the future.
The most important lesson I learned that it is much more important to let professionals do the work while I focus on finding more deals. It is a waste of time for me to work on the property when I can pay someone to do it.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Our foundation guy has good prices, is reliable, and even fixed some of the concrete changes that come with adjusting the foundation of a house for free.

I am looking for off market deals so I did some marketing and got a call from a woman who wants to sell her house to me at a discount. Unfortunately, however, she is already under contract with a realtor that she is unhappy with. Is there any legal way I can get around this? Has anyone encountered this problem before? and if so, how'd you overcome it? If it helps, this is happening in Texas.

Hey BP,

I found a property in Jacksonville that has great numbers for a flip. I have run them in the BP Fix & Flip tool and it looks great. I verified ARV/Comps with @kevinkwiatek who is a realtor out there and who I highly recommend to anyone looking to invest in Jacksonville. I am working on finding a contractor out there to verify my rehab estimates/do the work and then I will just need a partner who is willing to go 50/50 with me on the property price and rehab costs. Send me a message and we can go over the numbers together. As a preview it looks like total purchase and rehab cost is $107,500 and minimum ARV is $124,400 but could be up to $140,000. That puts profits at about $12,000 ($6,000/ea.) after closing costs and estimated turnover time would be 2-3 months.
