Found an Off-Market deal but Seller is undercontract with a REA

I am looking for off market deals so I did some marketing and got a call from a woman who wants to sell her house to me at a discount. Unfortunately, however, she is already under contract with a realtor that she is unhappy with. Is there any legal way I can get around this? Has anyone encountered this problem before? and if so, how'd you overcome it? If it helps, this is happening in Texas.
