Hi BP world :)

I am a newbie looking for recommendations, mentorship, partnerships, and any guidance for out of state investing, you all may have to offer. At this time I am interested in BRRRR and/or mid-term rentals, interested in areas in Tuscaloosa, AL, Oklahoma City, OK, Tucson, AZ or Cleveland OH as the markets best fit my current financials and seem lower risk for a beginner. hello and welcome. unfortunately, out of state BRRRR is a very high risk option for a beginner. if you're serious about it, i'd be flying out to your chosen market on a regular basis, going to meetups, building a network, and spending 6-12 months looking for your first project.

and if you can't do that... then don't try an OOS BRRRR. you'll just lose money.

i'd start with a house hack if you can.  i know, i know - California is expensive.  but getting crushed by capex on a random OOS property and setting yourself back years is expensive too.
