How about adding an en-suite bathroom within the existing walls of a 2/1. Raised foundation, easy access to pipes, using half of the mud room in the back of the house. We were planning to install a window for it...

What’s going on Sac Town,

I’m looking for your general thoughts on getting permits for rehab projects. What do you get permits for, if any? And when you pull them, are you seeking out owner builder permits typically, even when working with  friends or subcontractors? How close to the book do you have to play it considering how hot the Sacramento market is?

Hey Kerry, welcome to the Sac Forums. Where are you looking to invest within Sac in particular? And what is your budget? 
Be aware that most of the available small multi family options on the MLS are being sold with existing tenants, most of who are paying well below market rate. Due to Covid, Sacramento demands that landlords give 120 day notice to their tenants before they have to leave. So even if you bought a four unit property, you could still be paying rent for four months waiting for one of the units to empty out. And that's IF the unit abides and clear out.
If there are empty units, then there's probably issues with the property itself. And if that's the case... will your lender allow you to offer up on it due to your FHA financing? Properties have got to be pretty turnkey for FHA backing, no handyman specials allowed.
My fiancé and I switched to a SFH strategy because of the above reasons. I'm not saying you can't find a good small multi family deal, just know it'll take a lot of research, great team members and a quick offer when you find a great opportunity. Best of luck on your search!

@Ronnie Galindo We're planning to rent out the bedrooms in the other units. It seems that if we stick to the traditional method of renting out an entire unit, a lot of deals won't pencil out. However, if you break each available unit down by bedroom, and rent them out individually, the options seem to open up. 

@Hugo Luna I'm glad you have recent experience with this strategy. West Sac has seen huge growth recently, congrats on securing new construction out there. How did you handle the leases? I've heard you can draw up individual contracts per room and renter. What did you do?

I'm looking to purchase a multifamily in Sacramento, live in one of the units, and rent out the rest, and would like to know if any investors rent out their multifamily properties by bedroom versus by entire unit? If so, what has your success been with that? And your reasoning for this renting style? How is your price point for that bedroom inside a shared rental differ versus a standalone one bed/bath rental unit?

I tried to do some of the legwork myself but haven't found many rentals currently listed on hotpads for shared housing. 

In particular, we are searching for deals within 3 miles of the Hw 55/90 interchange, with a ceiling price point of $600,000. Have put in offers on two triplexes so far.

Hey Mehtab, 

I'm also new to REI, and have found a lot of value in listening to podcasts like Tony Robinsons "Your First Real Estate Investment" as well as BP's "Real Estate Rookie Podcast." Both of these shows focus on investors first deals that set them on their path. You could go a step further and follow the interviewees on their social media page and try reaching out with individual questions to build rapport. Everyone's got a different path to wealth, and soon enough you'll find a type of investor and strategy that you gravitate towards. Focus on them and that!

Another note on these podcasts, I love how Robinson constantly touches on how important mindset and taking massive action are in getting started in this game.

@Duong Trinh It’s always awesome to hear about successful real estate investors that work IN California. Please send me a dm so I can hear your story man. I’m from LA myself and even though they’re different markets, they’re both definitely places most people assume you can invest in. At least my generation. But when there’s a will there’s a way, right? 
Personally I love it when the majority say something can’t be done, and then someone proves them wrong. Although I’m fresh in the RE world, I’ve gotten my reps in at grinding and hustling. For example:
I hitchhiked across Latin America (Colombia to Chile) for 20 months.

I taught myself to speak Spanish and Portuguese without formal lessons along the way.

I landed the jackpot of a firefighting career in a major metropolitan city fire department after four years.

I’ve stumbled plenty. It hasn’t been easy, but I’m the guy that keeps pushing. And now I’m gearing up to push into Real Estate. So thanks to everyone that helps along the way! 

What’s going on Steven, welcome back man. Good on you for recognizing your own hard work and making the push to set yourself up accordingly through education and networking.

What's going on everyone, 

My name is Christian and I recently moved with my to-be fiance (just bought the engagement ring) to Sacramento in hopes of buying our first home within the next year. I'm a firefighter in the Bay looking for opportunities to slow flip or house hack close to the Grid. I'm big on asking questions and taking massive action to accomplish goals. I also love to share ideas and help others on their projects. Hopefully I can bring some value to y'all now that I'm in town.
