Hey everybody, 

My lady and I just moved to Sacramento CA (currently renting) to get boots on the ground to buy our first home within the next year. We're looking at older 2/1 Bungalows (1940's ish) throughout Oak Park, Curtis Park, Tahoe Park, Colonial Heights etc. We would like to force equity into it by adding a bed or bath (preferred bath if one over the other). Seems like we can pick them up for under $450,000, and some considerably cheaper depending on the class of neighborhood. 

I'd appreciate any advice on what we need to know and look for to facilitate this. 

-Referrals for real estate agents with investor mindsets in the area. I don't have a background in construction so I'll need someone with experience in this kind of house hunt to seek out homes that can fit the project.

-What financing options have you sought out for rehab costs if you can't lump them into your home mortgage?

--GC Referrals would be great too. I'm sure I can probably discuss all the construction questions with them. However, some questions at the top of my mind are:

-What are ballpark costs with construction per SF? I know they will depend largely on the layout of the house, the existing plumbing, amongst other things. What style layouts might be the easiest to contend with?

-Are there any issues unique to this type of older home in Sac I should be aware of?

Hey Daniel, 

I see a ton of parallels with our current life situations and RE goals. My lady and I live in San Francisco and are debating house hacking in South Sacramento VS purchasing and managing property OOS. We are leaning towards option A in South Sac because there's a ton of inventory between high $200's and $300's relatively close to "the Grid" with decent enough schools and walkable, safe pockets within the neighborhoods. Sacramento has seen consistent growth with young families moving in, and I see plenty of other signs that show it will continue to improve. Finally, we just want to live on our own and stop riving away rent money that could be working for us.

If you're interested, send me a DM and we can compare notes on the Sac market. We've spoken to one mortgage broker so far, and plan on reaching out to a few others and putting feelers out for a realtor. Not planning on being able to purchase until next Spring though. I'd love any insight you might be able to provide, and I'd gladly share anything I've found out about the area as well.

@Emil Pinlac I'm new to the REI game and have been devouring as many books and podcasts as I can over the past few months. I've been advised that it is common practice to shop around for quotes, and I plan to start soon. This way when we're ready to make our move, we'll know the lingo, the right questions to ask, and which programs to aim for. Knowing our buying power would only set the fire even stronger under our asses to make a move too.

My lady and I are setting our sights on researching our first potential SFH in Sacramento and I'd love to talk with you further about your findings. Please DM if interested and we can trade ideas on the Sac market.

Hey @Jack Reid nice to meet you. I also just joined the BP community after combing through books during these quaran-times. After working through Rich Dad Poor Dad I’m currently tearing through Long-Distance Real Estate Investing. I hate to say it, but all this extra time at home could have been the game changer we needed to kick off our real estate journeys.
