Hey @Cassandra Reynolds, welcome to the BP community!  Acquiring your first few properties can be really difficult, I remember being in your shoes a few years ago.  It sounds like you want to start/keep investing, but you're not exactly sure how to do it.  Is that right?

@Mitch Davidson - Do you suspect that WNC travel nurses make less than in other markets?  I did some quick online searching and this appears to be the case (i.e. average travel nurse pay in Raleigh is 25% higher).  In-general, I think our wages are relatively low compared to other metros.  I guess that WNC is still a small job market and a highly desirable place to live.

Hi @Edwin De leon - I'd start investing where you think you have some kind of advantage, or a particular interest.  If it's easier to get to and you find good deals in Connecticut, then invest there.  Don't overcomplicate it.  Allentown has a lot of small multifamily inventory, but that doesn't make it "easy" to invest there.  Take some time and pick a market that you believe-in enough to invest in.

Take a trip to Allentown and Scranton and talk with some local investors, agents, PMs, etc. and weigh the pros and cons of those markets.

Hi there, this is undoubtedly a tricky subject for you and a terrible situation for your renters.  Thank you for filing the police report, hopefully that will contribute to getting someone dangerous off the streets and/or getting them some help.

This neighbor may or may not be influencing your home sale.  Registered sex offender information is available to the public, and some people (not everyone) check this before purchasing property.  To the best of my knowledge the presence of a registered sex offender is not a material fact that needs to be disclosed, but you should verify that with an attorney (the link at the bottom of the page has a pretty good explanation, but it is a few years old now).  

Do you know if the neighbor is misbehaving during showings?  Are the neighboring properties in disrepair?  Are you even getting showings booked?  Personally, I would discuss the situation with an attorney to get some legal advice.  You should also consider your moral obligation to the people who are coming to see your property (or purchasing it).  If you think the neighbor poses a threat and will take advantage of the opportunity (unknowing buyer's agent and buyers viewing your home, family with children moves-in, etc.), disclose it and live with a clear conscience.

As an agent, I've shown many properties to buyer clients.  Some neighborhoods/situations put me on-alert.  It's tough because you never know the exact situation you're walking into.  Dogs, neighbors, rotten floors, etc. can all pose a threat to yourself and your clients.

Again, please talk with an attorney and your agent and figure out a tactful way to handle the situation that protects yourself and others.

Hey @Alan Taylor, great questions.  I think @Ricky A. answered most of your questions, but I'll add a few details from my perspective as a WNC investor and RE Agent.  If you haven't already, you should talk through these questions with your agent.

-Some RE attorneys can close in any county in NC, some choose not to for a variety of reasons (like any other business would).

-Buyer and seller can definitely use different attorneys, but it's usually a little easier and cheaper for both to use the same attorney.  You avoid some courier fees for documents and wire fees for funds, etc.  It also improves communication since one attorney's office is coordinating all the details.

-As a buyer, you absolutely get to choose your own closing attorney.  Completing transactions in small towns can be difficult ... sometimes attorneys go on vacation or get overloaded like you're seeing.  I've had this same issue while working in your area before.  If I were in your shoes I likely would have taken the listing agent's recommendation for the closing attorney as well.

-Unsecured email is very common.  Always call to verify the wire instructions you have prior to making the wire.  Also, never trust any other emails you get with different instructions without verifying it with the attorney's office.  Wire fraud happens so be very careful with your money.
