Hi @Grey Drummonds When I started my career in the mortgage industry I had already closed on a few of my own buy-and-hold deals so I knew a few loan officers. I called around and had conversations about different openings in the industry. I was able to work with a smaller lender who set me up with hourly base pay and bonus structure for assisting other LOs while I learned the biz, got licensed, and developed my own lead funnels. If you are interested and able to work out something like this, your income may be able to qualify you for a purchase (depending on the market/price). Also, most people don't like the idea of a co-signer, but you can always remove them later once your income has improved. There are definitely creative ways to get around these obstacles. That's what it's all about. I wish you the best!

Hi @Alfredo Villegas! Great question. I worked in multifamily property management for five years (four years in leasing and one year as a property manager). I left the property management industry to pursue a career as a loan officer in the mortgage industry and I am loving it. The best career for you will be determined by your goals and preferences with income (salary vs commission), day-to-day duties, personal ambition/drive, and other factors.

Hi @Norman Baldwin. I am a frequent guest of Grand Haven AIRBNBs. I have befriended some of the owners to ask questions exactly like this. Grand Haven city ordinances are very strict on where short-term rentals are permitted due to tourism being such a big part of its economy. The investors I know say that things slow down in the winter but modifying your nightly minimum (as in the minimum number of nights a guest can stay) can greatly impact your occupancy. Ex: There may not be as many weekend visitors in the winter months but traveling businesspeople may still need a 30+ day stay.
