ARV: 115k

The loan that I was offered for 100% of purchase price and renovations is

8 points, 13.5% interest and I need to bring 10% down. My credit is about 775 so I thought I would get a better loan...

I am new to using lenders to fund my investments. My other projects have been with cash and as a result, I have everything tied up for the moment. A potential deal has come across my desk today that is way to good to pass up

Acquisition cost: 45k

Repair cost: 15k

closing costs/fees: 10k (comes from the HUD)

ARV: 115k

ROI: 45k or 69%

I need to borrow about 65k (56% LTV)

anyone know any good lenders that do this size loan? I am looking for a long-term lender to do more deals with

Im happy with the ROI, my biggest hurdle to expansion is funding, so as I increase those channels the ROI will probably settle around 40%

My name is Christian Baker and I live in Jacksonville, NC. Im active duty in the Marine Corps but will soon be switching to real estate full time. I have been getting my deals from the MLS (VA forclosures) and using cash to fund projects and im getting around 50-55% ROI.
