Small loan, Large return

Hey Everyone,

I am new to using lenders to fund my investments. My other projects have been with cash and as a result, I have everything tied up for the moment. A potential deal has come across my desk today that is way to good to pass up

Acquisition cost: 45k

Repair cost: 15k

closing costs/fees: 10k (comes from the HUD)

ARV: 115k

ROI: 45k or 69%

I need to borrow about 65k (56% LTV)

anyone know any good lenders that do this size loan? I am looking for a long-term lender to do more deals with
