This is my second flip so I am pretty new.

Acquisition price: 50k

renovations: 15k

closing costs/fees: 12k

ARV: 115k

The loan that I was offered for 100% of purchase price and renovations is

8 points, 13.5% interest and I need to bring 10% down. My credit is about 775 so I thought I would get a better loan...
