Hi Kata thanks for your response! Good to know. I have driven by franks office many times so I will be sure to reach out. Definitely did plan on much appreciation but I think the tipp hill area and university area would be a great area to invest in. What do you think? If I may ask (it’s ok if you don’t want to share ) where do you invest?

Hi all,

New to real estate investing and have yet to buy my first property. I am from the Syracuse area and am considering purchasing a single family home or small multi family house to rent there. I know the market and the prices of homes are relatively affordable with my current $7500 for a down payment. I wanted to reach out and talk about investing and managing from a distance. I currently live in Denver but am thinking about moving to Boston in the Fall. I don’t see myself being able to afford anything in the Boston area so going with Syracuse and a market I know seems like the next logical step. It’s worth adding that I am considering investing in the Denver area too. Is it a bad idea to invest at a distance for a first property? Should I take it slow and keep it local until I get the hang of it? Any suggestions appreciated!

I agree I think proximity to the light rail would be a great idea. I currently live near it in Lakewood and its definitely something that is great for young people (or the going out crowd) going to and from downtown or other events in the city.

Not sure yet but probably Aurora since I know that area best at the moment. I definitely need to do more research.

In regards to renting to friends that makes sense. I feel that I would only rent to friends who are solid and plan to stay plus I would go over in detail (verbal and in writing) my requirements for them and all my tenants. I would treat them all equally which I heard (from BP) is very important in regards to avoiding a discrimination case if rents were to vary by price (assuming all property amenities are the same).

Thanks for your message. I’ve been thinking that as well and am a bit concerned since Denver is growing so fast. I had a feeling it would take a little more creativity than some other markets, but in the end will probably make me a better investor so it’s worth it.

As for choosing tenants I agree with you. I definitely don’t want problems with them, especially in this case where I feel that research can eliminate most issues. That being said do you recommend renting to friends or is that a bad idea?

Hi Jeff thanks for your message. I appreciate the insight as to why the single family house hack makes sense. I’ll be sure to look into getting pre qualified for a mortgage. I think I know the value of house I could afford with the savings I have but that depends on what type of loan I qualify for.

Hi Scott thanks for your message. I have considered the single family house hack as well and find that it would work for me just as well.

Thanks for the info on the meetups I will definitely check that out, still figuring out how to navigate the forums.

As for my first purchase I feel that at my current pace I would be ready within months (April 2020) , but my current living situation has me in housing until July 2020. In the mean time I see it as a great opportunity to keep learning and meet up with as many people as possible. I’d love to pick your brain about your investing experience over a cup of coffee and am very willing to offer some handyman work on any properties you have.
