Thanks Chris. Yeah I’m planning on egress windows if there wasn’t any, also I’m planning on doing new floors, cabinets if necessary, and building an entire garage if there isn’t one already. Luckily I have access to discounted materials and a solid list of friends willing to help. My main constraint is time. I want to get roommates as soon as possible while also making the house look good. I’ll check out rentometer thanks!

Very thorough Chris thanks! After reading that I made a list of my must haves in my ideal property. Also as you mentioned I've begun to analyze homes in the area similar to what I'd want to buy. Right now I'm looking at comp houses in the neighborhood to see what a fair rent price is per room. Searching rooms for rent on Craigslist and Facebook marketplace has helped me get an idea what I can charge based on size, location, finishes, bathrooms, and parking. Using that info it's been a matter of running numbers seeing what rents work based on reserves, expected rental income, and PITI. I know the leg work now will pay off at buyer walks because I'll have the confidence to say that this property definitely fits my criteria and the numbers work.

Great to hear Jeff! Yes from all those things you mention especially 6th ave and the light rail. Transportation infrastructure is great and it’s kind of in a sweet spot especially considering my price range and the fact that I want a little fixer upper. Thanks for the insight, it’s good to know someone has gone with a similar strategy in that area.

Hey Chris,

So the more research I’ve done the less I really want to be Aurora. I’m now eyeing the Barnum park, Westwood, and athmar park areas. The prices are better and I see potential for natural appreciation due to its proximity to downtown. Rentability prospects seem better for my age and ideal roommate demographic. It’s not much closer in terms of drive time to my work, but it’s also closer to where I want to live.

That’s some great insight Brandon. I never thought about DTC but that makes a lot of sense. I really do like the western side of 25 so I’ll probably suck it up and deal with the commute. The Harvey park area has piqued my interests as well. I’m on the lookout for deals and have been running numbers. Thanks for the info!

A bit of work. I work in construction so it’d be ideal to have to do some updating if it meant I could get a lower price.

Ideally east and south of Glendale. East Colfax and near 225 I’ve seen some prices that fit my budget. I should add that I work in construction and am handy so a fixer upper or something that needs some work isn’t an issue. A house with an unfinished basement and high ceilings is ripe for adding rooms and a bathroom too.

Hey Matt,

I agree I currently live in Arvada and love it’s proximity to the mountains. Only thing is my commute is long. I work in south east Aurora and wanted to shorten that for next year. I would opt for south Denver next year as well but prices are high.

Hi everyone, I’m currently beginning my search for a single family or small multi family property in the metro Denver area. My plan is to house hack and rent out the rooms to younger professionals in the Denver area. I’m trying to decide on best neighborhoods in south and east Denver/ Aurora area, that are enticing to people looking to enjoy Metro Denver without the prices and crowds of downtown. That being said I’m trying to decide on areas that have cool restaurants, shops, gyms, and parks. Proximity to highways and light rail lines is also a plus. My price cap is $450,000 and looking at class b and C+ neighborhoods. Any advice of areas to check out is appreciated!
