 As you learn your market and you work the transactions you will see the deals.  As mentioned above, you will have created the income and the deals will come to you.

Gladly,  I am an agent in the Gainesville area but have connected with the seller in Tallahassee.  He has owned the properties for years.  He has two triplex units.  they are lofts with 1/1 accommodations.  Got a total of 6beds and 6 baths.  Walking distance to campus.  These have larger lots.  He had planned on adding on but never did.  There are a couple of townhomes as well as a duplex. Living in a College town, some condo's are great for cash flow. There are a good handful that were popular 30 years ago when I was a student that still thrive today.   I am fortunate to be in this area.

We are just a couple of days into the contract.  The current owner has put a lot into it this passed year. There is Room for improvements etc.   it needs a more local management etc.
