I do have a local investor showing tomorrow.  I did receive a great offer this evening.  We will wait until after tomorrows showing to decide.

Thank you.  The expenses do have a lot off stacked expenses.  Things like tree removal for thousands of dollars as well as replacing many refrigerators etc.  There is a huge need for affordable housing.

36 units with 80% occupancy.  Currently in the process of leasing the last two. 

Total Income: 241,178.83  Expense Total: 162,999.01   Net Income : 78,179.82   Looking to list at 1.7 or 1.8.   

Looking at the brief numbers, what would you think?

Thank you.   I am the listing agent.  I have expressed the concerns with the inaccuracies with the numbers.   The seller has chosen to take care of all repairs and upgrades to increase the value.  We will re list as the project gets underway.    Thanks again

I am new to multi family.  As both a Realtor and Investor, I want to provide the best and most accurate info to buyers and sellers as well as understand it.  How do I look at an income statement that shows a negative cash flow?.  How do I factor in depreciation and all other advantages tax wise?
