Maybe I am using the wrong terminology.  I do not want to purchase in the city of Philadelphia, taxes are only part of it.

Wondering what untapped markets may be in the surrounding suburbs.

Also what I meant by this decade was I owned a house in 2008.  I'm buying in the next year.

I should have said expensive for what you get.  I'm willing to pay the premium for the suburbs.

I will be in the position next year to purchase my 1st property in this decade.  Are there any emerging markets left near Philly.  I say near as I am no longer looking in Philly.  My hope was to purchase something in Mt. Airy or Germantown but the recent assessments and further tax hikes have me running scared from the city.  I am open to a multi-family, duplex, or SF to fix, live in for 2 years, and flip.

I will also have a RE license shortly - waiting on test results now - so this would be good information for me to have!

This is a question for my realtor friends as well as independent contractors. Who do you recommend for your E&O insurance and contractors liability insurance? I am shopping around for 2 different companies at the moment - my real estate side of things and husband's new HVAC company. Prefer the personal recommendations to google. At the moment all of my business owning friends live in NJ. Have not yet had a chance to network with other small business owners in my area.

I am also wondering where and how to find my 1st clients / listing.  The Philly market is saturated with agents.

@Tim B. what types of services are you thinking of?  I lack in the creative department.

$4k a month for caregiver...I bet she is running a daycare out of her house.  You definitely don't need that liability.
