Are there any emerging markets left?
I will be in the position next year to purchase my 1st property in this decade. Are there any emerging markets left near Philly. I say near as I am no longer looking in Philly. My hope was to purchase something in Mt. Airy or Germantown but the recent assessments and further tax hikes have me running scared from the city. I am open to a multi-family, duplex, or SF to fix, live in for 2 years, and flip.
I will also have a RE license shortly - waiting on test results now - so this would be good information for me to have!

If Germantown taxes scare you off then you’re going to have a hard time acquiring. Maybe reach out to someone holding tax properties and see if you can get some on the relative cheap?
Many believe Philly is still ‘emerging’ and certain areas definitely are.
