@Jeremy England in terms of your question about sending a seller to a website - I'm a firm believer in any sales situation to give as many opportunities for people to contact you - and collect their information - as possible.
Some people want to go online. Supply your website with easy access to a form to request information everywhere they look. (be sure to list the benefits to working with you vs the other people they got letters from who are offering fast cash).
Others would rather email. Try to check that periodically throughout the day).
If you can have someone field calls during your work hours - great. If not, have a concise, intimidating message asking for a few key points of info. You will have a higher percentage of hang-ups the longer and more complicated your outbound recording is. The important thing is to get their name & number. Then get back to them as soon as you can.
My suggestion is that you don't want to harp on "solving your real estate problems" in any of your messaging. Some people like Seniors might just be ready to downsize - and they wouldn't think about themselves as having a problem.
