The art of Finding smoking hot deals? 2 words: Massive Action!

I've found that when my team and I work like we have 9 to 5's we get way more done in such a short time. Time management is one of my core beliefs that has changed the landscape of how many deals get done. 

The Atlanta market is still on fire with soooo many untapped pockets right downtown it's crazy. I know how sketchy it is in certain areas, yet most investors choose to stick in the areas they are familiar with. I like to step out of my comfort zone and explore new areas and analyze for potential then stick first.  

The areas where we are finding great deals are 30032, 30310, 30316,30318 and a little Cobb county and Sandy Springs. Lot's of inventory all the time because we actually work like we have jobs lol. Once we capitalize to the point where we don't have to work so hard, I'll most likely still wanna work! lol I love what I do and deeply enjoy the hunt for new inventory. 

To anyone who fix and flips/ buy and holds in Atlanta, tell me the best ways that you find deals and what area do you really want to be in??

Interesting that you mentioned Sandy Springs, @Carlito King.  I've always thought that would be a great place to get into, but all I found (with very little searching obviously!) is a lot of small condos or stuff WAY to expensive for my tastes.  What kinds of properties are you finding there?
