I love the ambition!!!. I currently wholesale properties but hope soon to start with my first duplex or four-flex. I just want to jump right in as well and learn as I go as well as from other people here on BP. Such a great tool! Merry Christmas and good luck!

I love this idea. I've done something similar with my peers who have a similar passion with real estate, but nothing with real experienced investors. I'm definitely giving it a go!

I would stick with a couple marketing channels and then just max them out. If you do bandit signs, put them all over the town and surrounding suburbs. If you do yellow letter, be persistent in your mailings. In the meantime, while you are maxing out those channels, you can always work on developing a website for your business. That's personally what I have been doing. I also leave We Buy Houses business cards at every public place I go to that allows it. I think the biggest thing is persistence.

Before you purchase the list, you want to remove the duplicates. Also, when purchasing multiple lists you always want to "apply suppression". This removes names from previous lists that you've purchased already.

You're going to also want to check the box that includes both the property address (the NOO property) and the mailing address (the owners current residence).

Hey guys, 

So here's the situation: 

I'm wholesaling a duplex and the owner made about $10,000 worth of upgrades on one side. We have all the contracts signed and the deal is pending the loan processing for the buyer, which should take 2-3 weeks on this deal. 

The owner said she needs the deal done before the end of the year or else the depreciation for the upgrades will amortize over 20 years. Is this true? I want the deal to be a win for everyone.  

Is there anything I could do? Has anyone else experienced this problem? Thanks for the advise.

I use very generic contracts in my deals. You have a purchase agreement and then an assignment contract. Very basically, you get the property "under contract" with the seller with a purchase agreement once you have agreed upon a price. Then, you assign that contract to a cash buyer, once who have found one, using the assignment contract. 

I believe there are contracts in the BP Fileplace, but you should have an attorney look over them in your state before you try using them to be safe.

I learned a ton from the Sean Terry podcasts. They have so much great info for free. Other than that, network at your local REIA and read anything you can get your hands on.
