Very Concerned Seller!!! Any Advice?

Hey guys, 

So here's the situation: 

I'm wholesaling a duplex and the owner made about $10,000 worth of upgrades on one side. We have all the contracts signed and the deal is pending the loan processing for the buyer, which should take 2-3 weeks on this deal. 

The owner said she needs the deal done before the end of the year or else the depreciation for the upgrades will amortize over 20 years. Is this true? I want the deal to be a win for everyone.  

Is there anything I could do? Has anyone else experienced this problem? Thanks for the advise.
