Are you asking if youe friend should go with an agent or FSBO?

I obviously have a bias. I believe the question should be "should I hire a strong agent or do I have the capacity to sell it myself?" You said he lives in another city, do you mean like Ferndale, or like Los Angeles? Because out of town FSBO is a bad idea.

In general, a strong agent will get the average seller 11-18% more than if they sell FSBO in a shorter amount of time.

One of the huge exceptions is experienced RE professionals (investors, mortgage brokers, etc), they tend to get what agents will get them.

Dan Gilbert, owner of Quicken Loans and the Cleveland Cavaliers, is buying up most of Downtown and Midtown. He own over 100 buildings.

Areas closer to downtown are seeing most of their investments.

Any area can be made to work but I would advise an out-of state investor to avoid SFRs.

In my opinion the name of the game is "Follow the Billionaires". Buy Multi-families in areas where the Billionaires are buying. I would say avoid SFRs entirely inside the city.

I can't speak for the other markets, but Detroit is heating up. Although I would hardly call it "a hot market". I think if done right buying in Detroit could be a great investment that sees lots of cash flow and appreciation over the next decade. But if done wrong you could very easily lose all of your capital.

@Demario Lewis I would say contact your tenant and see if they are paid the PM. Additionally I would fire this manager as soon as the contract allows for it. If its like this in the first month it will only get worse.

Did you sign a contract with them?. Do they know that they are still your PM? Have you tired to contact your tenant to see if they paid rent to the PM?
