Adding Washer/Dryer Unit to Multifamily
Howdy BiggerPockets,
I am looking at an 8-unit multifamily property in College Station, Texas to do the BRRRR strategy on. While the majority of the rehab is straight forward, I would like to add a washer and dryer to each unit as there currently are not any. Does anybody have experience doing this? Is this more trouble than it is worth? There is also unused land around the property that has the potential for making a small on-site laundry facility which could be a possibility as well.

Howdy neighbor. absolutely man figure that in and run the traps , get it all bidded out before you say "no". I did a lot of market study and the rents in our mutual areas. Rents can be 25%-40% lower when there is no washer or dryer connections if we talking middle class. Its huge.
At least get them the connections to do their own. I can tell you that my appliances are the biggest reason for a service calls since I am really just dealing in new apartments now days. I rarely own something until it gets old but those dam driers burn their sensors all the time from students over loading it. Also figure in making your flue pipe accessible on the exterior because you will have some one spoof it out from time to time
I like to add a deductible to the tenant for appliance service call of something to encourage them to not abuse them, even $25 will get them to think twice
