Hi @Aaron Tucker welcome to BP! One thing to do is to look for investor friendly agents who can not only run numbers but who also can give you insight into neighborhoods, have connections with local vendors, property managers, etc. And they can do video walkthroughs etc. There are plenty of tenant occupied properties on the market in Birmingham; finding the right one can be tricky.  DM  me if you’d like to learn more about our market. @Trey Watson when an agent brings you a buyer on a wholesale deal, who typically covers the buyers’ agent’s commission? Seller? Wholesaler? Buyer?

Don’t negotiate with terrorists. They are playing games with you, sick or not. You are going to lose this game. This will not get better.

Raise the rent to what is needed. Hire a property manager if you don’t personally want to do this. Offer them cash for keys if they can’t/won’t pay. Hire a real estate attorney to start the eviction process if they don’t pay.

I am in Alabama but I'm a native Minnesotan! A few thoughts.

I have had good luck with Craigslist in the past. This last go around I only posted it on Zillow and I was inundated with 87 requests for applications in the first week. Part of my vetting process is they must meet me on site in order to get an application, so many didn't go any further than that. But at least 10 people visited and applied.

How are your photographs? I am a pro photographer, so I have built in great photography, which I'm sure helps with marketing.

@Scott Mac photographer, investor and real estate agent here. I try to paint my walls in neutral colors. They are much easier to photograph than colored walls, which can cause color casts.

Also, don’t want a color to clash with tenants furniture/style.

For modernization, I prefer to play with light fixtures.
